Navigating the Dynamic Landscape of Relocation

Relocation News

A Changing Industry

The relocation landscape is undergoing significant change, influenced by shifting work dynamics, economic conditions, and clients' varied requirements. Recently, we had the privilege of speaking with Cherie Men, Operations Manager at Elite Woodhams Relocation (EWR), who's been a valued partner of Urban Rest for many years. "We have found Urban Rest to be an essential accommodation partner as they align with our core values of being meaningfully connected, dependable & proactive. Urban Rest offers exceptional amenities, all with a dedication to transparent communication and delivering tailored, personalised satisfaction," Cherie shares.

During our conversation, Cherie provided valuable insights into the trends and strategies shaping the serviced apartment market in Australia in 2024. Join us as we delve into the latest industry insights gleaned from the interview.

Growing Demand and Resilient Occupancy Rates

Australia is currently experiencing a notable surge in demand for short and long-term accommodation. Cherie explains, "We’re observing a growing demand for temporary accommodation driven by factors such as longer stays for project work, remote work arrangements and the desire for flexible accommodation options that are fully furnished." This increased demand leads to a resilient occupancy rate, even amid economic uncertainties. “With travel ostensibly back to pre-pandemic levels, this demand is leading to a very resilient occupancy rate. Naturally, this affects pricing, but this is coming at a time of economic uncertainty and extensive cost-containment in many sectors, so we see a tension to navigate here.”

Understanding Client Profiles and Preferences

Elite Woodhams caters primarily to individuals relocating for work, offering tailored solutions for both short-term travel and permanent relocation. Cherie elaborates, "Everyone we support is relocating in some capacity for work." While short-term travellers prioritise convenience and flexibility with fully equipped stays with all necessary amenities, those relocating permanently seek accommodation that aligns with their long-term plans and family needs and tend to prioritise lifestyle locations. Proximity to essential amenities remains a common preference across all guests. ”All our clients appreciate the proximity to transportation, shopping and leisure facilities to help them acclimate to their new location.”

Setting Apart with Personalised Support

What distinguishes Elite Woodhams from traditional relocation partners is their personalised approach and comprehensive suite of services. Cherie articulates their mission: "Our Mission is to lead the way in relocation excellence while paving the pathway for seamless transitions." She underscores the team's ability to empathise with clients' relocation stress and provide tailored support throughout the process, fostering trust and long-term partnerships. “Since everyone in our team has first-hand experience of relocation, they can empathise with the inherent stress people feel when they uproot their lives.”

Prioritising Customer Satisfaction

Maintaining high levels of customer satisfaction is paramount for Elite Woodhams. Cherie reinforces the importance of open communication, noting, "We prioritise open communication in order to understand our client’s needs thoroughly." By demonstrating genuine care and ensuring a smooth relocation experience, they reflect positively on their clients, enhancing their reputation as employers who prioritise their talent's wellbeing.

The Accommodation Booking Process

Elite Woodhams adopts a personalised approach to booking accommodations, considering various factors such as duration, budget, and specific requirements. Cherie explains, "Firstly, we conduct a consultation to understand their requirements such as duration, budget, location preferences, size etc. Next, we leverage our network of providers to identify suitable options that align with those criteria. We also take into account any special considerations such as pet-friendly accommodation or accessibility features for guests with mobility needs." Clear communication, transparency and a seamless check-in process are prioritised to facilitate clients' transition into their new environment.

Adapting to Changing Preferences

Cherie acknowledges the evolving preferences among relocation guests, emphasising the importance of value-added amenities. She notes, "Ultimately, our clients are looking for value." However, the concept of value can vary significantly depending on the individual client's perspective. Cherie continues, “For some, that might be sourcing the cheapest option available in order to maximise their budget, so aesthetic or convenience considerations are secondary. For others, value might be the small details that make a difference: those that create a home away from home like a dedicated workspace, a resident’s lounge that generates a sense of community, on-site facilities or suggestions for exploring the neighbourhood.”

Building Provider Relationships

Establishing strong relationships with accommodation providers is crucial for negotiating favourable terms. Cherie underscores the importance of personal connections, stating, "Honestly, building relationships with our providers is fundamental to our success." Regular interactions and trust are key to ensuring quality standards and promptly addressing any issues.

The Future of Relocation Accommodation

Looking ahead, Cherie anticipates speed, personalisation, and flexibility as critical factors influencing accommodation bookings. For her, the perfect accommodation partner has to go above and beyond the client’s needs. “In my opinion, it’s not just the accommodation, but the whole experience of a stay that will leave a lasting impression with our clients.” She emphasises the need for responsiveness from partners, stating, "Our clients are often ready to fly as soon as their visa is granted, which makes turnaround times very short." Cherie emphasises that communication, proactive support, and flexibility will be crucial as clients navigate the uncertainties that come with relocation.
